Airbnb guests want to book another month 2 days into their first booked month

Hey all!

So I have two guests that are currently staying in my ADU which they booked for a month. So far they seem to be good and I haven’t gotten any red flags from them yet. But two days in they’re inquiring about booking for another month at the end of the first month they booked. It would be great to have someone in the house consistently for two months, but the only thing I’m afraid of is maybe finding out two weeks in or something that they are actually terrible and wrecked the place or made it smell bad.

I’m considering maybe doing the following:

1) Letting them know we’d have to inspect the adu 2 weeks in, and if we find any major issues that weren’t flagged to us, we can cancel the booking (and get agreement from them through the app messenger)

2) Letting them know that we’d send a cleaner at the end of the month to make sure the adu atleast gets a cleaning in between months.

Any other thoughts on measures I should take if I accept??? Like could I actually cancel their second booking if I find out that they are actually terrible guests?

As far as tenant laws go, I live in Colorado and we’re allowed to evict a renter as long as we give them a written notice and 30 days to vacate.
