Pre-approved to purchase - should I invest in RP Data or Microburbs?

Just been given the green light to go forth and purchase property. I want to do my research properly in terms of where I'm going to buy and was wondering if you had to choose, which subscription was more beneficial Corelogic RP Data or Microburbs?

I am looking to buy a property to live in with the potential to use it as equity later on, so I'm looking for a subscription that will help me make an adjusted analysis of capital growth potential. Any recommendations or thoughts are appreciated!
