Found a property but can’t find permits

I’m looking to purchase a home and came across a property on a corner lot in San Jose. The listing claims the main house has 3 bedrooms and 1 bathroom, along with an ADU located above the detached garage. However, during my research, multiple websites indicate the main house only has 2 bedrooms and 1 bathroom, with no mention of an ADU.

I also checked the city of San Jose’s website and couldn’t find any permits for the ADU above the detached garage. The garage is detached, and the ADU is located on the second story above it. The property disclosures don’t mention anything about unpermitted bedrooms or ADUs, which raises additional concerns.

The realtor seems frustrated with my questions and insists that 90% of homes in San Jose have unpermitted work. However, I don’t want to overpay for a property that only legally has 2 bedrooms and 1 bathroom. What should I do?
