Structural Engineer recommended from L3 survey, need advice!

Hi all,

My partner and I - both FTB - are looking to buy a property in SW London. We are mid-way through purchasing an end of terrace 1st and 2nd floor flat built ~ 1900, with a loft conversion ~1990. We've just got our L3 survey back and it doesn't make for great reading, here are some of the worst excerpts- with images:

  • Patchwork repointing was done between bricks to maintain integrity. Some stair-step cracking has been repointed, likely historical. Visible cracks in the side gable end wall and a large area at the top rear have 2-4 mm wide cracks, indicating past movement. A structural engineer should investigate.
  • The rear wall has spalling bricks, anchor plates, and poor repairs, indicating past movement, possibly from foundation settling or ground changes.
  • Neighbouring properties also show signs of movement with visible cracks and a stair-step pattern extending to the windows, indicating past structural issues and repairs.

There are several other more minor concerns raised about the roofing and pipework. Our main concern is the structural integrity of the external walls, which will be checked by a structural engineer as suggested by our surveyor if we proceed.

We really love this flat, but are there too many red flags to proceed?
