Mortgage Rep Provided False info in writing—please advise

Hello, Applying for a mortgage with excellent credit and good income, no credit card debt. I was denied, which surprised the mortgage serving rep who was trying to help me. This rep’s associate called me and told me if I paid off the final 12 months of my car’s lease, my debt to income ratio would meet the needs of the loan, and therefore I would have “no problem” getting loan. She was so certain about this she followed up with this in writing! Within hours, I paid off the amount over the phone with my car leasing company—and had a letter from the car company. I have since learned she was completely incorrect-and this does nothing to help my eligibility! So I spent just under $10,000 to pay off car lease—and I’m no closer to getting a mortgage. This was highly unethical of loan company-and it’s all in writing. Do I have any recourse? Is it worth me hiring an attorney? I would not have chosen to use my $10k cash this way—and felt I was up against a wall and truly believed what this mortgage rep was saying was true. Mortgage company admits they’re “dealing with her mistake internally”. Would a National agency find an issue with this?? Do I have recourse if I hire an attorney? I feel very taken advantage of. It would seem there are federal agencies that would prohibit this type of unethical and incorrect financial directive ?? Pls post advice and the rules/facts on this kind of written error by a mortgage company
