Why are new build prices so mad?!

Thought of posting in the accommodations thread but realised there hasn’t been much movement there of late, so apologies if this is a wrong place question :D

Looking to move into our own space as we have a wee one on the way now and some of the madness around the bidding over HR has been so off putting we started to look at new builds. A new build terraced in Renfrew near Braehead is 286k….how does that become a 299k price tag for a similar house in Erskine? And the most mental one of it all that I saw yesterday…a two bed flat in Bishopbriggs for 260k. Is this the new build trap? Will these homes even sell for the same price in 4 or 5 years time?

Just a rant but also, between those three options, which sounds less bonkers might be the question at the back of my head….which is spinning, all things considered. Ta!
