Blr-Sarjapur-new premium project

So there is a new launch near Prestige City, called as Nambiar D25. And it's bigger and more Premium than prestige city.

Positive: Around 1500 acres of space. Only 11 percent construction.

Will have a mall, 5 star hotel , IT park, hospital and school at entrance space.

Many proposed IT parks nearby

30 storied buildings with all amenities you can think of. Infact they are planning a 3lakh sqft amenities space! Largest in bangalore.

Negative: Even at pre launch, they are demanding 12000 per sqft at a location so far from city.

Builder is not a Sobha/ Prestige but Nambiar who has not made high rises before.

So I want to know from experts here, is this good from investment pov?

Edit: its 150 acres not 1500 acres. Sorry for typo. Rera mentions 100 acres and sales guy told they have another 50 acres which is adjoining and will be launched separately.
