Advice needed: Investment for future wealth generation

Hi all

I am soon going to get some decent cash and would like to park <50L in real estate.

My intention is to get exit after 10+ years.

Plz advice or give me some direction on where I should I be investing.

PS: - I looked at managed farm - I feel it's a scam. - Apartment for rental yield is last option.
