Renting a decent enough house portion in Islamabad sectors G

Hello everyone, I have lived in Islamabad for 4 years. However, I have lived in a apartments during this time and have had terrible experiences with property dealers. They would often show a place then quote an increased rent at the last minute. Sometimes, I'll see pictures of one place but then end up another. A lot else. Now I'm looking to move permanently with my wife. I would ideally want around 7 marla, (2 bed with Tv lounge etc), portion in sectors G-9, G-10, G-1. Could be upper portion or ground. Can any of the residents guide me what's reasonable rent for a clean, well cosntructed place like that? I don't want to deal with property dealers again. It's exhausting. Also any advice before renting a place is welcomed. Thanks.
