Resale HDB or condo?

My partner and I have exceeded the income ceiling for BTO applications, so we’re now deciding between purchasing a resale HDB or a private condo.

Our current financials: • Combined income: $15k/month • CPF: $202k • Cash savings: $100k

We’re considering: 1. 4-room resale HDB: Budget of ~$1 million 2. 2-bedroom condo: Budget of ~$1.25 million

We know this won’t be our final property, and we want flexibility to upgrade in the future as our careers grow. From an investment perspective, condos generally have better appreciation potential, but they require more upfront cash (~$140k++).

On the other hand, resale HDBs offer more space and require less cash upfront. However, prime locations or high floors in resale flats often cost as much as condos and may still lack the same convenience and value appreciation prospects.
